The benefits of investing in multifamily properties are out of this world. To name just a few:
- Somebody else does the work
- The numbers make more sense
- Less competition
- Economies of scale
Again, that's just a few. If investing is apartments is all I talk it up to be, why do so many investors hesitate to get involved?
There are lots of reasons, but they usually fall in these top five:
- Fear of the unknown. Most people experience this in one way or another. People fear change, that's just the way most of us are. Change can be scary, and it can be good. Let me ask you this. What happens when you go to your favorite restaurant? Do you order familiar dinners or do you try something new? Most people stick with a "known entity." We like to eat familiar food. We like to take the same route to work. We like to wake up, shower, brush our teeth and then eat breakfast. We're creatures of habit. Most millionaires went through the same dilemma. What did they do to get past it? That leads us to number 2.
- Education. They got educated. They found someone with the information, knowledge and experience they needed. As their understanding of the business grew, so did their confidence. Then they took the leap. Within a short period of time they created massive passive income. But it all started by getting educated. Those who hesitate are those who don’t get educated.
- No Money. Most people believe they need a significant amount of money to invest in apartment buildings. Nothing could be further from the truth! There are many ways to buy multi-million dollar properties without spending any of your own money. I've even bought medium and large size properties with no money AND the seller paid me to take it! How would you like to walk away with $20,000 in your pocket, buy a property with immediate positive cash flow and spend no money doing it? Cha-ching!
- Management. Residents can be a pain--if you don't know what to do. There are property management horror stories across the country, and a lot of them are true. Some management companies (even owners) would be better off just getting out of the business. But that's not because it's hard. They just don't know what to do. They don't know how to handle residents. They don't know how to retain the good ones and get rid of the bad ones. This hassle can be eliminated, so don't let it stop you!
- They don't know where to start. Figuring out where to start is one of the biggest hurdles. Some people will look at it and say, "It all sounds good and I want to take the plunge, but there's a lot to do and I don't even know where to begin." This is very common. Unfortunately a lot of people will just stop right there. They'll get distracted by one of life's many other hurdles--like their JOB! The first step is to make the decision that you're doing it. Make the decision and dedicate yourself to learning everything you can about the business. It's just like walking--you have to take the first step before you can take the second!
It's not a hard business and anyone can learn it. Once you get past these top 5 reasons investors hesitate to invest in multifamily properties, you'll find yourself on the road to getting wealthier faster than you ever imagined.
