One of my favorite transactions is one where the seller wrote me a check to take his building. Let me say that again. The seller paid me to take his property. Many gurus talk about "no money down" real estate, but I'd rather the seller write me a check for $20k and pay me to take it, wouldn't you? That's what I did. No private lenders, no bank financing, no second mortgages. That's what can happen when you know what to do and when to do it.
